SMARTBOREY OS
Created a zero-touch onboarding ecosystem with automated leasing and utility billing, eliminating manual entry and payment reconciliation for landlords.
Business Context
Landlords face fragmented management systems, relying on manual utility tracking and difficult payment reconciliation, while renters lack a unified platform for discovering and leasing verified properties.
The Solution
An integrated dual-platform ecosystem featuring automated leasing, AI utility extraction, and dynamic multi-tenant payment routing via KHQR.
- Passwordless Telegram Native Auth and eKYC verification
- Real-time ecosystem browsing with automated digital leasing
- AI-powered utility extraction via OCR from meter photos
- Multi-tenant KHQR payment reconciliation without holding funds
Architecture Overview
The architecture is split into an API Edge Layer and a Decoupled Microservices Mesh. A Spring Cloud Gateway routes traffic to microservices (Auth, Core, Billing, Payment, Marketplace) registered via Eureka, utilizing specialized databases (PostgreSQL, MongoDB) based on service needs.
Tech Stack & Reasoning
| Technology | Why it was used |
|---|---|
| Spring Boot & Spring Cloud | Provides enterprise-grade microservice orchestration, API routing, and dynamic service discovery. |
| PostgreSQL & MongoDB | Database-per-service strategy using PostgreSQL for strict ACID transactions (Core, Payment) and MongoDB for unstructured OCR data and fast marketplace queries. |
| Python Tesseract | Extracts utility meter readings from images asynchronously to automate monthly billing. |
| Bakong Open API & KHQR | Generates dynamic payment tokens and handles secure single-source-of-truth payment reconciliation. |
Key Features
- Zero-touch automated leasing with digital contract bindings
- AI Utility Extraction Worker using OCR to calculate invoices
- One-Click Marketplace Syndication via CQRS sync
- Automated Dunning Engine for payment tracking and penalties
Engineering Highlights
Architected an Enterprise Microservices Mesh using Spring Cloud Gateway and Eureka for dynamic routing.
Implemented a Multi-Tenant Payment Reconciliation system via a single global webhook that dynamically routes KHQR transactions based on payload metadata.
Engineered a CQRS Marketplace Sync Engine that updates the MongoDB search index instantly when room inventory changes in the Core PostgreSQL database.
Challenges & Solutions
Navigating complex financial regulations regarding payment processing and holding funds.
Built a multi-tenant payment routing system that passes metadata via webhook, allowing money to flow directly from tenant to landlord without the platform holding funds.
Impact: Eliminated financial liability and bypassed the need for a payment processing license while maintaining real-time ledger updates.
Performance Metrics
What I Learned
- •Designing enterprise-grade distributed microservices with database-per-service
- •Implementing event-driven CQRS for cross-database synchronization
- •Processing KHQR bank webhooks securely for multi-tenant reconciliation
